As with everything in life, there are so many ways to do something. This counts for Real Estate as well. The following is meant to be educational because I think and know that there are a lot of people out there that do not exactly know how things in Real Estate are working or what is the best way to do something¦As a potential buyer, you start most probably looking at homes online. That is a great way to start.  Let™s say that you found a listing online that you are interested in. Who should you call? If you have already been referred to an agent that you want to work with, that™s the person you need to call. Some buyers think that they can save a bunch of money by using the listing agent on a property. NOT TRUE! The only people that may save when you do that is the seller and the agent will make more money. You will also not be represented since in Colorado you can not get full representation by the listing agent. They are either an Exclusive agent for the seller or they are acting as a Transaction Broker. Either way, they are not going to be an advocate for you on this listing.  If you really want to know if this home is listed at the best price etc., GET YOUR OWN AGENT.Being a Realtor myself, we do like to get both sides of the deal and I am NOT going to be lying to you about anything if you do call on my listing. But, I can not represent you the way I would if I was working with you as your agent to buy a property. Unfortunately you may be told differently by the listing agent, but I promise you this is the truth.So without costing you any more many and a matter of fact may be saving you money, use your own Buyer™s agent. Remember, the buyer™s agent gets paid by the seller.

Getting your home sold!

 Have enough pictures!! Nobody wants to buy anything if they cannot see the product.

Get rid of clutter and if you are not sure if it is cluttered ask for an honest opinion.

Keep the home clean and this could be a good time to invest in someone to come and do it for you!

Make this house available for showings on short notice! Very important!!

Ask for feedback and do not get offended by any.

Also keep the outside nice and clean. First impressions will last.

Take pets away if possible for showings. Not everyone cares for “Fluffy”!
